In our experience, our local buyers generally have a good sense of overall market conditions. We help these buyers “drill down” to gain “site specific” market knowledge as part of their buying decision. We also assist them in negotiating the best possible acquisition price for the asset they are purchasing and guide them through the “due diligence” process to a successful closing.
Because all real estate is local, most “out of town” buyers need more education as to current market conditions. We have seen “unrepresented” investors or those represented by an “out of market” broker make bad financial decisions because of their lack of local market knowledge. The purchase price of a property in the Atlanta area make look like a steal when compared to a similar property in a buyer’s home market or it may seem way overvalued.
We can educate you about the local economy. What is in the local government’s long term plan for the area? What infrastructure improvements need to be made or are planned? What is the crime rate in the area? What is your competition like? Are rents stable, increasing or falling? How are the local schools? Is there a big increase in property taxes anticipated in the next year or so? We can help you answer these and many more questions about a property, assist you in negotiating a good acquisition price and guide you through the many pitfalls a successful closing.
After a closing, we stand ready to consult with you on items like property tax assessments and update you on the current market conditions. When the time comes to sell, we will also work with you to market your property and help you to receive the best possible sales price.

selection including sales comparisons, zoning verification, topographic
evaluation, environmental considerations, traffic accessibility,
demographic analysis, and growth patterns to determine the viability
of a an acquisition for development. The brokers assist developers
in the providing solutions during the negotiation and acquisition
of development sites. The team also assists sellers with determining
the highest value for the disposition of raw land or underutilized
property and determining a strategy for the most effective marketing
and sale of their client’s properties. Most of our recent
assignments involve the development of mixed use properties that
may have residential, retail or office components.
